Types of Property Management Fees

Property management companies serve as a liaison between property owners and tenants. So it is very important for you to choose a company that offers best services at best price. The property management fees of different companies varies and it is up to you to choose a company that offers the best service at a reasonable price. The fees are largely dependent upon property management services you choose. The services are all-inclusive or a la carte: you can choose the one that fits your needs. Before you finalise your property manager it is important to be aware of different fees associated with property management.

Setup or Lease Fee

When a property manager places a tenant on your property, he will charge you fees for all the works done by him. Usually the first rent payment is partially or fully given to the property manager for his physical efforts.

Commission

The property owner pays fees to the property manager for looking after his property. The fees are paid as monthly commission which varies between 3% and 15% of the gross rent. Some property managers usually charge a fixed amount per month irrespective of the rent which rangers from $50 to $200 or more.

Advertising Cost

Advertising is a very important aspect of property management which is taken care of by property managers. Advertisements are helpful to let people know about vacancies on properties so that they can rent them if they are in need. Different methods are used to advertise about a vacant house or apartment like advertisement in newspaper classifieds, television ads, flyers, print media, yard signs or other means of advertisement. The advertising cost may be fully paid by the property manager who will add to his expenses and send an invoice to the property owner, it may be paid fully by the property owner or it can be divided among both the property owner and the property manager.

Lease Renewal Fees

Whenever a lease is renewed or a new lease is made for a new tenant then fees are paid for all the paperwork and communication involved which a property manager charges to the property owner. This fee can also be charged as year-end inspection fee that may amount to $200 and above.

Maintenance Fees

Maintenance fees are charged to tenants by the property manager for all the repair works and replacement of items done for their convenience at the premises. This property management fees may be charged at the rate of 10% in addition to the actual rent.

Early Cancellation Fees

If included in the contract, the property owner has a right to end their contract if he is not fully satisfied with property management services. However, he has to pay early cancellation fees which may amount to $500. There might be other fees involved too but they are not as great as this fee.

Before you sign the contract between you and your property manager, it is advisable to go through the contract’s terms and conditions and to be aware of all the fees involved. This will ensure that you do not face any difficulties while dealing with your property manager.
